CONDITIONS, POLICIES AND PROCEDURES

Thank you for making your reservation with First Choice Management & Sales, LLC. Please read the rental policies listed below, carefully. If you should have any questions regarding your reservation, please contact our office at (800) 759-3686

DEPOSIT AND CANCELLATION POLICY
A deposit of 50% of the total monies due is required at the time of booking by credit card. A check may be sent within 7 days after booking the reservation, and the credit card serves as a guarantee until the check arrives. Cashiers checks or money orders may be required on short notice reservations. Final payment is due 60 days prior to arrival. In the event of a cancellation, a refund of the monies paid, less 15% of the total lodging expense will be made if First Choice Management & Sales, LLC is notified more than 60 days prior to arrival. Should notification be made less than 60 days prior to arrival, the entire amount paid will be subject to forfeiture unless the property is re-rented for the entire period of the original booking. If the property is fully re-rented a refund will be made less the cancellation charge of 15% of the total lodging expense. Guest service fees are non-refundable.

TRAVEL INSURANCE
Travel insurance can be purchased for unforeseeable circumstances. Travel Guard is our agency underwriter and the current premium is 7.5% of the total resort cost, ask your reservation agent for more information if this might be of interest to you.

DEPOSITS
All funds paid, including security deposits, shall be held in an interest bearing Arizona depository trust account, payable to First Choice Management & Sales. If any interest is earned, it is for the benefit of First Choice Management & Sales.

CHECK-IN/CHECK-OUT TIMES.
Check-in 4:00 p.m. Check-out 10:00 a.m. We ask that exceptions not be requested as these times allow the necessary time to professionally clean the property. A $200 charge will be incurred should you stay beyond this time. Late check-outs and early check- ins may be arranged in advance (if availability allows) for $85.00. Please confirm in advance with your agent. Check in as early as 9:00 a.m. and check outs by 6:00 p.m. with late check out fee paid.

PETS/SMOKING
Pets will be considered but are usually not allowed in any home or condominium. For those properties that will accept a pet, a non-refundable pet fee of $175.00 shall be charged and a refundable pet deposit of $750.00 shall also be required. A pet addendum/agreement will also be required. Smoking is not permitted in any home or condo.

PAYMENT OF NIGHTS RESERVED
The guest is responsible for the payment of all nights reserved regardless of the guest's actual arrival or departure.

DAMAGES
Guest shall lease rental property in good working order. Guest is liable for any damages to the premises, including all household inventory and furnishings, which occur during the guest's stay. A credit card will be required upon check-in as a security deposit for the property. In lieu of a credit card, a cash deposit may be required. Security deposits shall be returned within 60 days after departure. Any charges will incur a 25% surcharge.

CHECK IN AGREEMENTS
Credit card information and renter signatures must be on file prior to key release. The credit card on file will be authorized for $500.00 the day before your scheduled check in. This is an authorization only, and after 30 days the authorization will expire, unless damages, phone calls or additional expenses are incurred.

KEYS
Each property is keyed individually. There will be a $15.00 charge for each key not returned. Should new locks need to be installed, renter shall be responsible for all charges and additional keys required in this unlikely event. The outside entry lock box must have the original key placed in the box at departure. Failure to do so will result in additional charges.

HOME/CONDOMINIUM DISCLOSURE
It is expressly understood and agreed that the Owner of the property and/or Agent shall not be liable for damages or injury to the guest, invitees of the guest, of guest's property for whatever cause arising from the occupancy of said property by the guest.

ENTRY OF PREMISES
Authorized repairmen or employees may enter the premises as necessary, for the purpose of repair, improvement, housekeeping and management of the property. During holiday periods, security checks will be performed as needed to ensure property is not exceeding maximum stated occupancy. The condominium or home you have rented may be listed for sale at any time. There is always the possibility that you will be contacted to request a convenient time for a showing.

AGE REQUIREMENTS
You must be over the age of 21 to secure a property. The entire party must also be of this age unless there are children to whom you are related or who share in familial status.

POOLS AND HOT TUBS
Properties equipped with heated pools are only to be heated and operational from October 1 – April 1. Hot tubs/spas are available for use year around. Guest is responsible for any gas or propane used to heat pools or spas. A meter reading shall be taken upon arrival and on departure. Stays of 30 nights or more may have access to heating the pools no matter the time of year. Additional pool and hot tub information shall be sent with every applicable reservation to explain procedures in more detail.

POOL TOWELS
Pool towels belong and are the personal property of each individual owner. Do not take them off the property, into your boat or to clean your boat or vehicles. Pool towels seem to have a way of “walking off” our properties. Please be considerate.

UTILITIES
All utilities-phone service, water, cable, sewer, trash, electricity, gas (excluding pool/spa), are included in the nightly and weekly rates. Please be aware that if gas/electricity goes above $100.00 per month, guest shall be responsible for difference. Applicable on 30 day stays or more.

ADDITIONAL INFORMATION
Each property will have posted in the unit, all pertinent information in reference to the actual property. Emergency contacts, hot tub operations if applicable, rules and regulations, trash pick up days etc.

RATES
Rates and taxes are subject to change without notice. Tax and service fee are not included in nightly rate. A $45.00 check out fee will be charged on every reservation to offset check out expenses.

HOUSEKEEPING
Lengths of stay determine service. All properties are equipped with linens/towels. Please have dishes cleaned upon your departure, charges will be incurred for any extra housekeeping required to wash dishes. Towels and linens in the laundry rooms are greatly appreciated.

LONG DISTANCE PHONE CALLS
Properties are equipped with a private telephone. Please use a credit card or phone card for any long distance calls. Any long distance calls or damages to the property will be billed to the guest at cost plus a 25% surcharge.

NEIGHBORS
Please recognize that you are staying in a residential neighborhood. Your neighbors are not on vacation and are entitled to quiet peace and enjoyment. Please refrain from excessive noise, obnoxious behavior and extend common courtesy while renting your home or condo. Several resort communities throughout the United States have been forced to change local zoning laws which in turn disallow the ability to short term rent private homes and condos. Let's work together to make it an enjoyable experience for you, the owners and the neighbors.

First Choice Management & Sales, LLC (a licensed Arizona Real Estate Brokerage) is the agent for privately owned homes and condominiums. The nature of this relationship is that we cannot completely control the use of the accommodations we manage. Although problems are rarely encountered, we must reserve the right to change accommodations up to and including the day of arrival. In the unlikely event that we are not able to provide accommodations without an increase in rent, the guest will have the option of paying the increased rent, or the reservation will be cancelled and all deposits will be refunded to the guest with no further rights or obligations between First Choice Management & Sales, LLC and guest. Each individual property reflects the tastes and lifestyle of the individual owner. Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. Special requests or requirements must be made at the time of booking.
